										<content:encoded><![CDATA[<p>In a December 12 meeting the Albermarle County Board of Supervisors voted to adopt the master plan for Biscuit Run Park, a proposed 1,190 acre public park to be developed in southern Charottesville off of route 20.</p>
<p>The park has been designed to merge conservation with recreation to strengthen the area’s sense of community. Though the park is the newest of a dozen similar public natural reserves in the county, it is anticipated to offer the community the most experiential refuge yet. The entrance to Biscuit Run is anticipated to be a fifteen minute drive from The Farms of Turkey Run.</p>

<p>Biscuit Run Park is a nearly 1200-acre property located in Albemarle County. The Commonwealth of Virginia acquired the property in 2009 under Governor Kaine’s administration. On January 4, 2018 Governor McAuliffe announced a partnership with Albemarle County to open Biscuit Run park to the public. Governor McAuliffe and DCR signed a 99-year lease with Albemarle County for the property. The park will be the first of its kind in Albemarle’s development area.</p>
<p>This new partnership will allow for the park to open sooner than expected and will provide high-quality recreational opportunities for Albemarle County and the surrounding communities. The lease was crafted to assure protection of the park’s natural resources. A minimum of eighty percent of the park will remain forested, all sensitive natural heritage resources will be protected, and management concerns like invasive species will be addressed.</p>

<p>As we have seen a steady trend of owners and builders trading the once-adored <a href="https://turkeyruncville.com/closing-the-open-floor-plan/">open floor plan</a> for a slightly more enclosed living space we’re simultaneously seeing the  “minimalistic chic” stark-white paint that covered our interiors during the beginning of the decade gradually darken, suggesting that homeowners are moving away from crisp and airy and toward warm and cozy.</p>
<p>Within the past decade shades of gray became darker until a medium charcoal was no longer considered an edgy design choice but a standard go-to for a clean and flexible look.</p>
<p><b>2018 has shown us that there’s a new neutral in town: Black.</b></p>
<p>“The hue is coming on strong in every category according to commercial interior designer Mary Cook of Mary Cook Associates. She appreciates black’s classic, neutral, sophisticated touch and notes it can be a universal mixer… Marvin Windows and Doors launched its Designer Black line this year, incorporating a hip industrial vibe…Kohler has released its popular Numi line and Iron Works freestanding bath in black. Even MasterBrand cabinets are available in black stains and paints,” <a href="http://realtormag.realtor.org/home-and-design/feature/article/2017/12/whats-hot-trends-in-pipeline-for-2018">cited Realtor Magazine</a>.</p>
<p><i>Here’s where Southerners say, “We told you so.” White walls contrasted by black trim is a classic characteristic of the Georgian-style home.</i></p>
<h2>Not feeling daring enough to cross over to the dark side? Try this aesthetic on for size with some subtle details:</h2>

<h3><b>1. Switch out your hardware</b></h3>
<h3>Black door and cabinet handles and hinges paired with curtain rods and light fixtures with black bases subtly alter the surrounding aesthetic.</h3>

<p>Black is a long-time standard in washroom design (think black and white tiled floors). Take it a step further and swap out your chrome faucet with a black metal. Decorate with a black vanity,  bath mat, or black framed mirror.</p>
<h3><b>3. Start small with black trim</b></h3>
<p>Choose a room to experiment with black-painted moulding, doors, and window frames. Contrast with a white or cream wall paint.</p>
<h3><b>4. Choose an almost-black</b></h3>
<p>If you’re concerned that your black walls will appear too harsh, soften the feel with paint shade in a deep eggplant or choose a black with cool undertones.</p>

<p>Home owners will often pair black paint with white decor to settle the fear of getting “too dark.” Play with pastel yellows and pinks, navy blue or forest green, golds and brass to supplement any existing neutral tones.</p>

<p>If you have sat down with a builder to go over your options for the blueprints of your new home in the past fifteen years you have more than likely been shown an open floor plan.</p>
<p>The open floor plan that we know today traces its roots back to the mid-century modern architectural movement away from the “fake” and back to the “natural” and sustainable after heavily relying and often carelessly on fossil fuels up through the 1950’s. As a result homes embraced the open floor plan to let the natural light to stretch across the space rather than rely on electricity to illuminate each room during the day.</p>
<p><b>Over time the wide open spaces became as dated as the shag rugs within them and in a quest for the new and the different, the walls went back up.</b></p>
<p><b>And then they came down again.</b></p>
<p>Anyone who has entertained in their home can understand and likely embrace the open floor plan- we have all been in the shoes of the host who meticulously arranged and tidied a space in the living and dining rooms to have them sit empty all night while all of your guests migrate around the kitchen island. And do we really mind? Rather than being left stuck tending to the food on the stove while friends enjoy their evening without you on the other side of the kitchen wall we took down the kitchen wall out.</p>
<p>As home cooking moved from a burden (hello TV dinners and the rise of budget dining out via chain restaurants) to a lifestyle, the kitchen transformed into the focal point of the home (“Just wait until you see the kitchen,” said every Realtor ever).</p>
<p>But again trends change with the times and the home as we know it is certainly not immune. <b>People are asking for their walls back. </b>“While [the open plan] was successful in allowing multiple generations to congregate, it also led to consolidated visual chaos,” noted New York Designer, Phillip Thomas <a href="https://www.wsj.com/articles/the-open-floor-plan-backlash-how-family-members-are-escaping-each-other-1502992537">to the Wall Street Journal</a>.  Home buyers cited noise and odor complaints, a lack of privacy, a desire to keep the mess in the kitchen hidden away in the kitchen, and complications in functional designing, to name a few, as motivators for their newfound yearning for homes with walls.</p>

<p>Architects are quickly reacting to the market’s desire to solve their open-plan woes without losing the modern aesthetic. The solution? Wide doorways and a reconfiguration of the living room.  The “social kitchen” is here to stay, current trends show, but we’re seeing a shift from the kitchen island looking straight on to the living room’s mounted flat screen to the open space being shared by a smaller lounging space and dining area. Rather than completely walling off the great room, a sense of separation is commonly achieved in a  separating wall with a wide entry.</p>
<p>Does this shift in trend make a fully open choice, or even a completely compartmentalized colonial style home, wrong? Absolutely not. That decision is up to  you and your builder.</p>
